See your DSCR, the loan amount your rental can support and your estimated cash to close. It's free, with no personal info and no credit pull.
This free DSCR calculator for rental property runs the same math a DSCR lender uses: rent divided by PITIA. Check the DSCR on a loan amount you already have, or switch to sizing mode to see the maximum loan, LTV and cash to close on a purchase, a DSCR refinance or a DSCR cash out refinance. It also shows how a DSCR Interest-Only Loan (better called a Partial-IO Loan) changes your qualifying ratio.

PITIA is the full monthly payment on the property: Principal, Interest, Taxes, Insurance and Association dues (HOA). Taxes and insurance are the annual bills divided by 12, and HOA is the monthly dues. A 1.00x DSCR means the rent exactly covers PITIA; 1.25x means rent runs 25% above it.
The partial interest-only rule matters. On a 30-year partial interest-only loan, the first 10 years are interest only (loan × rate ÷ 12), and DSCR lenders qualify the loan on that interest-only payment. The lower payment raises the ratio, which is why the calculator shows the DSCR both ways and marks the one that qualifies.

DSCR Loans are mortgage loans secured by residential real estate turnkey properties strictly used for a business purpose and underwritten primarily based on the property.

Your qualifying DSCR puts the property in one of four coverage bands. The band sets how much leverage is available. Every program is different, so treat these as ranges, not a quote.
This Rate-Term Refinance DSCR Loan on a duplex in Tyler, Texas funded in May 2026 at $287,250, 74.2% LTV and a 6.750% interest rate. Here is how the numbers run through the calculator at the deal's original rate.

Estimate using $2,900 a month combined rent ($1,450 per unit), taxes of about $645 a month and insurance of about $200 a month. Both structures will likely qualify for most DSCR Loan programs.
To run it yourself, pick Size My Loan, choose Rate-Term Refinance, enter about $387,000 as the value and 6.750% as the rate, then add the rent, taxes and insurance for your own duplex.
This Acquisition DSCR Loan on a new-construction 5-bedroom STR near Broken Bow Lake in Broken Bow, Oklahoma funded in October 2026 at $652,500, 75.0% LTV and a 6.750% interest rate. The payment is the same no matter who makes the loan. What changes is which rent the lender lets you count.

Same STR. Same appraisal. Very different answers. Harpoon Capital funded $652,500 at 75% LTV on 100% of the appraiser's STR analysis. A lender that counts only long-term rent would stop near $229,000. A lender that requires 12 months of actuals would say no.
Estimate. Taxes and insurance are estimated, AirDNA was pulled in October 2026, and long-term rent is our estimate since the appraiser found no long-term rentals nearby. Lenders that haircut STR income often cut max LTV too.
To run it yourself, pick Size My Loan, choose Purchase, enter $870,000 as the price and 6.750% as the rate, then compare $11,169 with $2,500 as the monthly rent. For the full lender-by-lender breakdown, see our DSCR Loans Guide chapter, How DSCR Lenders Differ When It Comes to STR Loans.
Divide the property's monthly rent by its monthly PITIA: principal and interest, property taxes, insurance and any HOA dues. A result of 1.00x means the rent exactly covers the payment, and 1.25x means rent runs 25% above it. Which rent counts depends on the program, covered in the next question.
It depends on the program, and it's where DSCR loan programs differ the most. The traditional rule is the lower of the in-place lease and the appraiser's market rent. On select programs we can use 100% of market rent, and on over-market or under-market leases, up to 120% of market rent or of the in-place lease. Short-term rentals can qualify on 100% of projected revenue from AirDNA, the appraisal or other sources on select programs, with no haircut.

No. On select programs you can put as little as 15% down on a purchase, up to 85% LTV, when the property covers its payment at 1.00x or better. Lower ratios typically cap at 80% or 75% LTV, which means 20% or 25% down.
There is no minimum DSCR on select programs. At 1.00x and up you qualify on standard programs, from 0.75x to 0.99x select programs lend up to 80% LTV, and below 0.75x is no-ratio territory at up to 75% LTV. Stronger coverage also helps your pricing.
The property does most of the qualifying. There are no tax returns, no W-2s and no debt-to-income calculation on you personally. You need a credit score of at least 600, the down payment and reserves, and rent that supports the payment, and first-time investors are eligible.
DSCR rates typically run about 1% above conventional investment property loans, and prepayment penalties are common. DSCR loans are for business-purpose rentals only, never a home you live in. In exchange you skip income documentation and can close in your LLC.
Yes. Enter the property's projected annual revenue divided by 12 as the monthly rent. On select programs we qualify short-term rentals on 100% of projected revenue from AirDNA, the appraisal or other sources, with no haircut. Some programs do apply a haircut, so a quote will confirm the number your property qualifies on.

The calculator gets you close. A quote gets you real terms. Quotes are free and don't pull credit, and we compare your scenario across our DSCR loan programs to find the best fit.
